River Breeze Commons is the third phase of the Shelton River Front Development Project, and consists of a 68-unit new construction residential mixed-income development located at 223 Canal Street. The development site is currently a designated brownfield which will be remediated by the City of Shelton. Once the site has been remediated, NWNH will acquire the site and begin construction. River Breeze Commons will be located along the Housatonic River, near the well-traveled Route 8, in the city of Shelton, located in between New Haven and Bridgeport. The site’s immediate area along Canal Street consists of older, mostly vacant industrial buildings in disrepair. However, the city of Shelton has ambitions to transform this waterfront area into one of the most desirable sections of the city. River Breeze Apartments is designed as a mixed-income residential development targeting individuals and families earning between 25% of the median to market rate. The development includes the construction of 68 new residential apartments consisting of 23 one-bedroom, 40 two-bedroom, and 5 two-bedroom (w/den) units which will range in size from 796 to 1,081 square feet. Included are storage rooms, an exercise room, a meeting room, and an on-site resident services coordinator’s office. Parking facilities for 105 cars will be developed under and around the proposed building.
