Hubbard Woods is an affordable housing complex constructed in 1996-7 by Mutual Housing Association of South Central CT, Inc. (MHA) on Apple Tree Lane in the Town of Guilford. The development consists of thirteen dwellings, including seven single family homes and three two family homes for a total of ten buildings. Initially funded through HOME, Small Cities, LIHTC, CHFA, AHP, NEF, & NRC money for a total development cost of $1.9 million, these units provide high quality rental housing for residents of the Town of Guilford, and promote healthy living and support for the area’s working families. These units were constructed in partnership with the Town of Guilford, which leased these 4 acres of land at $1/year to MHA in return for the provision of 13 affordable housing units for 99 years. The development consists of ten units restricted at 50% AMI, one unit at 60% AMI, and two units at 80% AMI, with unit sizes ranging from one-bedroom to four-bedroom units. As part of MHA’s property management portfolio, tenants are offered community services provided by MHA’s community outreach department. These services include first time homebuyer education, ready to rent, budget coaching, youth programs, and case management services. Hubbard Woods has shown consistent occupancy during its eighteen year lifespan. All units underwent minor rehabilitation in 2017, with brand new floors, kitchen cabinets and countertops, Energy Star appliances, bathroom vanities, appliances, windows, decks, paving and landscaping.
